I am taking action, and following your suggestions. Thank you for that. Most of the useful advice I have gotten is with regards to solving the long term problem, and although it needs to be addressed, I also have more pressing concerns to address.

I would have had my family into an extended stay within the first week of being denied based on anything I knew or didn't know about suddenly making it "impossible" to rent. Get your family a place to live and then deal with it. I've no idea what you do for a living, but I sure hope it doesn't require you to make quick, assertive decisions, or problem solving. Social Services?? really? you went there because you can't find a place to rent, with your income?

Better start looking outside the city of Boston itself.

Back when i lived in Ohio, the InTown Suites (studio, single bed, kitchenette) were $150-200 bucks a week and i suspect thats a general price in the midwest....this is not the midwest....here you are talking $100/day!

Anyway, you are going to have to look outside of boston. WAY outside of boston, probably to New Hampshire or RI...going west maybe Worcester. Also try the vacation areas along the coast (Hull, etc) and cape. An interesting fact about boston is that there are lots of seasonal winter rentals for the coastal vacation homes. The owners want/need to have a warm body in these properties during the off season for a variety of reasons. These are usually 4-6 month leases (ending in april/may) and they are really cheap rents ($4000-$6000/month during the season, and as little as $1200 during the off)...there IS a reason...living on the coast during the winter in boston can be HORRIBLE. Wind. Cold. Ice. Flooding. Cold. Cold...

Just a note, you do not owe any of these yahoos an explanation. Things go wrong, people have issues, people make mistakes. somehow america has turned from a place where you can make a fresh start (and your past can be just that; your past) to a place where people are measured and haunted by some random mistake in their past. Whatever.

After filing for another eviction today and having filed for other eviction and having heard so many excuses and lies, we will never take anyone with a prior eviction unless the place is not getting any potential tenants and the only potential one had an eviction over 10 years ago on their record but than with double the security deposit amount and last month rent and first month rent so it will cover some damages and usually over here tenants believe they have a longer time to live free of rent than in reality they do.

The one we filed for today will probably the most interesting and in a way a sad one but not paying the rent for this month and only a small portion for October will not allow a tenant to stay even after the owner believed everything and we had told the owner they will not pay...again we unfortunately were right.

We filed today and they got served today...that must have been a total shock to them...I wonder if they will be staying at this house during Thanksgiving

I wonder how hard the OP is really trying. I have a relative that just signed a lease in Boston and he has tragic credit, an old backruptcy, and is a cab driver. OP may have to look in the less desirable neighborhoods like Roxbury, Dorchester, Mattapan, and outlying 'burbs like Lowell or Brockton, depending on where the job is. These are not great areas by and large, don't have great schools, and many have issues w/ gang violence, but the landlords there are often of the sort that will hand you keys as soon as your check or money order clears without bothering with credit checks. They cater to immigrants and low income families (some are immigrants themselves). Most can't be bothered to pay for official background checks or don't want to pay for them. Trust me, if you are really making $90K/year, they will rent to you. It's not a great option, not Newton, Brookline, or thee South End, but it's four walls, a roof over your head, and a permanent addy to give to your kids' schools.
