I'm moving out of Putnam County and up to Dutchess County, getting my own apartment for the first time. I don't plan on staying in that apartment for long - maybe just a few months, but we'll see how it goes. My question is, if I sign a one year lease, am I legally obliged to forfeit the security deposit and/or forfeit the remaining lease balance if I leave after 3-4 months?
What if the lease does not explicitly state the above terms, would I still be legally obligated to forfeit my one month deposit and the remaining monthly payments?
Depends on the state laws and what the lease terms you signed are for early termination. If the lease has no stated early termination visual the state law in early lease termination are what is used to determine penalties and assign fault
If you can't find a month-to-month lease as noted above, you should make sure the lease specifies terms/payment for Early Lease Termination. Often the renter pays a fee equal to 2 months rent and is allowed to move early with no future rent owed if they follow the rules for Early Lease Termination as specified in the lease.
Google this for more info: Early Lease Termination Fee
So you intend to sign a legal contract knowing that your plan is to ignore the contract? You deserve to lose your deposit, plus pay whatever the lease break fee is, or maybe owe rent for the rest of the lease term.
I suggest that instead of lying right to the landlord's face, you find a month to month rental or a short term rental. Monthly rent will be higher but it will still be cheaper than buying your way out of a lease.
