Do brokers ever do flat fees to evaluate a rental application?

Normally they get a fee flat or commission for getting you the qualified applicant, not just reviewing applications. The problem for a licensed real estate agent to be collecting a fee just for reviewing applications is it has the air of application gathering (making money off fees from prospective tenants), something looked down upon (if not illegal) by the state regulators. Application review is normally handled by a property manager or the landlord directly. Unless a landlord has multiple apartment buildings or are an absentee landlord or just lazy or dumb, application review is simple and worthwhile for the landlord to have their hands on.

I used a company just to run credit reports, but they also offer full tenant screening of their applications and check their references and employment, etc. They are also a collection agency. This is the one I used, but you should be able to find one wherever you live, if they don't service your area.

I have friends who were renting out their place for the first time and they splurged to have them do the full screening, and felt it was worth it.
