When dealing with any LL find a way to record the meeting with either audio or video. Try to have someone with you that can verify the conversation.
Get photos when you move in. Have them printed and keep a copy on FD. Also do a video because if you miss something with a photo there is a good chance you will capture it in a video.
Most leases require a 30 day notice. Don't trust word of mouth. Send via a method where a signature is required.
You have a smart phone that can record both audio or video. Use it.
