Thanks for the feedback. My intention is not to increase the rent but I cannot afford commission. There is no clause in lease agreement about renewal or commission. I will let the tenant know that he need to sign an agreement directly with me.

Did your taxes and insurance increase on the place? Raise the rent!!! I learned long ago to increase rent at least $25-50/month. Otherwise you are losing money at renewal (with increased expenses) and setting the tenant up for expecting no future increases.

Tx agent here. Plus a LL for 11 rentals. No you are not expected to pay an agent for renewal. The agent was paid for finding a renter initially. Renewals don't count.
