I caught mine snooping when I told her I would leave the rent check taped to the inside of the door so she could pick it up. I got home and my front door was wide open and I saw her snooping around and pretending she was looking for the rent check that she knew exactly where it was because she had gotten it before. Moved out a few months later, so glad I was month to month in the third year I was there. I was also her longest tenant of her fourplex, she said she hated to see me go.

Mine deducted a little over $500 (50+ cents a mile for mileage from his home in AZ to the rental house in CA) from my security deposit, for 2 trips (when we signed the lease and for the walk through when we left).

She left me a note that said my cat was "unfriendly".




(She had her little yappy dog with her who got in kitty's face in her own home - I'd be unfriendly too)

Left a dead rat in our toilet. No way in hell it floated up as it was too big. The guy was a psycho.

That's theft, I hope you took him to court to get it back, It's his responsibility to get to his rental, the tenant doesn't have to pay for it.

Completely renovated the kitchen due to water damage from the bathroom upstairs. Fixed a drip in the bathtub spigot but ignored our thought that it was the tub and shower surround. Had to come back four months later and replace two of the brand new cabinets due to water damage again. Finally had someone come in to look at the bathroom. Took down the surround and discovered there was no longer a wall behind it. There was a squirrel nest (with dead squirrel) and daylight showing through the outside aluminum siding. Wall was completely disintegrated from the floor to about a foot above the tub. The floor under the tub was spongy.

Oh yes, all it took was a politely worded letter referencing future small court action. But he had to actually go to some landlord/tenant office to have them explain it to him first.

My first landlord was a complete amateur who was renting out his own residence. He moved in with his fiance shortly after the market tanked, so he decided to rent rather than sell. He clearly still thought of it as his home, and he was over there doing yard work probably 3+ times a week. I'm not just talking about basic maintenance; he put in flower boxes and swept the sidewalk and all sorts of stuff. It didn't bother me--I'm easygoing, and the yard looked nice--but it drove my roommate bonkers that he was there so much.

Silliest? The landlord came by to collect the rent on the first. I mean like he EXPECTED me to have the rent on the first. Seriously? Nobody has the rent ready until at least the tenth, of the next month or right before eviction court. I mean what did that slumlord think when he rented to us. Jeeze, I mean I've got to pay for my car and medical mj and smokes first.
