notice written on a Friday but tenant didn't see notice tilll a Saturday. is the 3 day notice for the rent still due on Monday? Los Angeles

Notices like a 3 day pay or quit are, as far as I know, always counted with business days. You can't issue a 3 day on Friday and then count Saturday, Sunday, or bank/government holidays in the count.

I believe you're absolutely correct but also much is in the physical delivery of the notice which is why I posted a link for the OP to read.

Fiance bought me a house 2005. Bogus rental agreement signed to show as proof to school district. Engagement off 2009. Back together till 2010. "relationship" continued till July 2011. Now he's suddenly actting like a landlord. Wants back rent as of August 2011. Since 2005, I occ helped him out financially but we never had a real landlord/tenant relationship. I feel this is retaliation. Do I have any rights?

If he has no proof of regular rental payments from you then he's pretty much out of luck but you might want to seek legal advice, at least an initial consultation.

Just served my step daughter 14 day notice to quit. what is next after that. she have no leese.

You'll need to go to your local courthouse and start the eviction process which they'll explain to you. You might want to research your state landlord tenant laws. If they're not included in the "sticky" at the top of this forum page you can easily find them by googling, "(Your state) landlord tenant laws eviction".

I paid my full rent, my manager told me I could be a couple days late ( there is NO grace period) about a week and a half later I got a 3 day pay or quit notice for late fees and water bill, but I always included the money in my check for water... And when I went in to pay rent late, there is new people in there and I apologized for being late, she told me not to worry about it. Accepted and cashed my check. Can they continue to charge me after cashing my check and accepting my rent? As far as I knew it was ALL of the rent, plus water. My water is never over $60 a month, I give $60. My rent is $1200, which I paid. The notice was for $158, and said late fees and water. My lease says late fees are $50, is this legal? I included the additional monies in this months rent, but they never said anything after that. I didn't have the extra money at the time, as I've been taken off onto disability by my doctor. I'm so mad! I've been here almost 3 years and have never been late, and they didn't "break down" exactly what the fees are for... So I guess the ultimate question I'm asking is.. Can they charge you late fees after accepting and cashing your rent check?? I'm in California, and would like to have a little bit of knowledge on this in case they keep doing this to me.

It sounds as though new people have taken over the operation and that this was a glitch. What you should of course have done is go to management directly with your paperwork and sort it out. Maybe you should do that now and get things squared away so that the same thing doesn't happen again. No point getting all riled up when simple communication can easily solve the problem.

As far as the late fee is concerned, if that's what written in your lease then that's what you have to abide by and it doesn't sound out of the ordinary. Consult your state landlord tenant laws to see what, if any, restrictions are placed on the amount which can be charged for late fees. Those laws are probably linked in the first "sticky" on this forum page. Good luck.
