Hi everyone
I have a major problem in my apt. the air exchanger has been dripping water all over the place. the LL was notified but would not fix it because of no maint request on paper!!! what kind of idiot wants something like that on paper that should have been fixed pronto. so no 4 days later it's still dripping with water all over the place. i am wondering if i can break my lease this is total and complete bull****

There's an easy solution. Put the request in writing so the problem can/will be fixed.

Depending on the state you’re in, they may have 30 days.

Downside of renting from someone who doesn’t give a crap about their property.

Just be sure and put in writing that you complained and the landlord's response - in case the landlord tries to charge you for damage.

Your landlord wants everything in writing so there is a paper trail - no "he said, she said" situations. That's totally reasonable.

Also, you have to give your landlord a reasonable amount of time to fix the problem. Maybe a part has to be ordered and shipped. Maybe the repair company is booked up until next week. Whatever, those are also both totally reasonable scenarios.

So no, you're not going to be breaking your lease due to dripping water for a few days.

I agree with almost all of what you said, however they can break their lease anytime they want, for any reason they want.

Absolutely. No landlord ever chains the tenants in the basement. I think it would be a safe bet that OP is asking if he can get out of his lease without penalty. If he wants to pay the lease break fee or pay for whatever process is written into his lease, he can leave at any time. Dripping water is not, however, a get out of jail free card. Breaking the lease has a cost.

Just put in the maintenance request.

If your stuff is damaged, file a claim. They’ll go after the LL. Not your problem
