I replace my own filters and wouldn't expect my landlord to do it. I know there are complexes that do it, but that's different..they have the manpower.

I use the 3M filters that are good for 90 days, but because I have pets and like to burn candles, I replace them at 60 days. I made sure I ran this type of filter by my landlord first because it's their house and they might not want that type used. This is the same filter we used in our own homes and it's what our HVAC contractor friends recommend.


However, we all know that some tenants won't maintain a unit because they have no vested interest in it and that's where the lease comes in addressing issues such as these.

LMAO, not changing the filter is not going to cause a short and/or fire. It sounds like you are trying to scam your tenant out of some money.

If landlord cannot do any personally then the landlord has to HIRE a qualified technician.

Maintenance is the RESPONSIBILITY of the landlord. No matter what "agreements" one has or thinks he/she has.

Shrug.

I think it's dumb to assume that tenants have a greater interest in maintaining your property than you do. But that's just me.

Did I say he was the best LL I ever had? Why yes, I did. We had a great relationship, and I just hated to leave, but I had to move to another city for a job.

What Goes Wrong When You Have Clogged Air Filters?

It does look like not changing filter could cause damage. I rented a apartment that had its own furnace and a/c. The apartment complex would give you a new filter monthly if you went to office and requested one. They did stress that changing the filter regularly will save on energy bills when we signed our first lease. ... I am sure it would save money on repair costs too. Although it seemed I was one of a few who actually went to office to get filters, some seemed confused I requested one.

Maybe all landlords should go ahead and supply a six pack of filters every 6months or so. Also post a reminder on the furnace about doing this will save them money (and landlord too)

I have cats so I change filters monthly and use the cheaper ones. I figure the more efficient ones that are more costly would end up clogged too easily.

Or you could just give a supply of filters and send out a reminder email or text for tenants to change them. I know that seems like a lot of work, setting up an auto email and periodically updating the list as well as handing out a supply of filters, but I think you could manage without overexerting yourself.

I don't often come back to older threads but on a whim clicked into this one, what a load of crap being posted in here though.

The courts don't agree with you on that one in regards to AC filters and smoke detector batteries.

I service my AC units every 6 months before the change from heat to AC and back. If they note a dirty filter then the tenant gets a 10 day cure and if it happens again it is a quit without chance to cure for repeated breach. Isn't my responsibility to ensure loser tenants keep up their end of the bargain.
