Hello friends, I am looking to rent a single family home as a rental,
  1. what online rental application site do you use to screen your potential renter & How much should I budget,
  2. what all criteria, financial, credit, income etc, should I screen for
  3. is there a law that allows us to stipulate number of people allowed in the house as residents.
  4. what are some clauses you would add to the rental contract
  5. where can I find a sample rental contract for VA or GA

I have never used any 'online rental application site'.

You need to check your state's laws on the rest of these things.

If not, look at their other books:

I used their CA book and used the contracts and forms that were included. They're great books. Written by lawyers.
