From the way you post.....I doubt it. Like I said..... I clearly state what I will do and what my expectations are when I give you the lease. If you don’t like it bring it up or don’t sign and we move on. I’m not crazy about intruding on my tenants. But I’m going to make sure they aren’t trashing my rentals. I see my current tenants let me rephrase that I see my rentals now maybe twice or three times a year. But ALL my tenants keep the places nice. I had a tenant who started to leave the place trashy. I sent a nice letter asking them to remove the trash broken this that car parts beer cans cigarette butts etc. there is no smoking in my rentals. I never smelled smoke inside an they don’t smoke. I know it’s their friends. Regardless they got a letter. I inspected and he took care of it. If he didn’t I would make other arrangements.

The thing is that I don’t want my rentals to look trashy. When a tenant makes the rental look trashy I’m going to do something about it. It doesn’t matter if the tenant doesn’t like it. I’m looking at the possible issues and future repairs from the two legged pig living there. So yeah I’m gonna do something.

But hey you dont have to clean up. I’ll do it when you move out and charge you for it.

That’s why I take astronomical security deposits. I’m holding 3-4K+ of your money......yeah I’m sure you’re gonna want it back. It’s simple . Keep my place clean, respect my property and I’ll respect you and you’ll get your money back. Trash my place I’ll use your money to fix it. Whatever isn’t covered I’ll go to court over it.


But you need to understand where I am coming from. I’m handing you the keys to 560,000 to 1.5 million dollar worth of rental properties. You’re freaking A right I’m gonna check up to see how you behave and live.
Dont like i?..feel free to buy your own house and you won’t have a LL to deal with.

When we had a rental we inspected the place once a year. It was always overfull of stuff but organized.

The mistake we made was giving them a week's notice. We didn't know our tenants were hoarders running around like crazy that week, taking stuff to storage units or cramming it into the two rooms they wouldn't let us see.

Yes, that's right -- we weren't allowed to see two of the bedrooms. "People are sleeping in there."

Hogwash. What liars. Glad we're done with LLing for now.

I was always given ample notice, which is good because I have to deal with an illness and would have been mortified if I did not have time to get the house in ship-shape. Except my sewing room. At least I put stuff in boxes.

They examined every room.
