Hello all. I have been renting a house in Arizona for around 8 years. Today I received a notice from the HOA saying that because the garage door has dents in it, that it needs to be replaced. These dents have been in the garage door at the time of move in and are listed on the move in checklist sheet. I emailed the property management company about this issue.
Would this be something that I, the tenant, would need to replace or is this the landlords responsibility?

Yep. It just pi$$es me off. Yes the garage door has some dings and dents. However, it still works perfectly fine. I could understand if it was smashed in and an obvious eyesore, but no, it’s just the HOA tinkering into people’s business.

Just read something on local nextdoor that someone in a nearby neighborhood was told their front porch spindles, that they've had for 15 years, aren't ok. Apparently a new company took over management and are flexing their muscles.
Our HOA drove around and send letters to people about their lawns and stuff. Because a pandemic where a lot of people are out of work is a good time to nit pick.

If you have proof you didn't do the damage, then it is the landlord's expense to fix it. If you did the damage or can not prove that the damage was pre-existing, it might be your expense to fix it.
Those panels in the door can be replaced. it might not be necessary to replace the entire door.

I agree. My parents lived in the Florida Villages for a few years. Their HOA would send out violations if a grass blade was out of place or too long. To much power.
