I am a long term renter.

My previous rental was 10 years, I moved because the landlord had to fix the foundation.

I am coming up on my renewal. We have already lived here 4 years. A new property manager took over three months ago and said he wants to do an inspection renewal. Which is fine, but in all my years of renting, I never had a renewal inspection. Actually only a move out one.

Am I worried, yes. Not because the property is destroyed, it is not. It's clean. It's cared for.

So I need to know what it entails and if there's anything I might want to pay attention to before inspection.

Apparently, the previous PM left him pretty clueless. Repairs done, things waiting to be done.

We live in what's called a park house. County owned in the heart of a park. There are 9 of them. They are prime houses because once you rent, in the lease it says you are locked in that rent. No increase. He had no idea I pay my electric to the Property Management company and I turn in the meter readings every month.

I'm sure he doesn't even know that the Park Team handles the 4 acres the house sits on. I have no yard work to do.

But the locked in rent is why I am so concerned. I have never been late, ever, not even to my previous LL. I pay before the 1st every month. The 100 year old house is great. No rugs to look bad. I don't even hang pictures. It just worries me that here we are, prime rental post covid, all of the sudden after all these years, there's a renewal inspection. That to get more rent on this awesome house, he will look for a reason to not renew. Maybe I'm just being paranoid because I do not want to move.

He will probably test the smoke alarms and test the plumbing and the drains. He will look for water leaks and damage.


He will also be looking for unauthorized pets, hoarding, and signs of smoking in a non-smoking building.



He'll be looking for pests (bugs and rodents) and checking the condition of the roof.


I suggest that you change the furnace filter before he gets there and put yourself on a regular schedule to change it, if you aren't doing that already. Dirty filters cause expensive damage to heating systems.

He’ll be looking for signs of neglect, hoarding, unauthorized animals or people. Will he check other things? Yes, but they’re mainly coming in to make sure you’re a clean and tidy tenant. That doesn’t mean your house has to be spotless.. you can have laundry on the floor, toys on the floor etc, but you can’t have trash or leftovers or empty pizza boxes strewn about.


This is also a time for you to point out any issues you’re having with the property.

This sounds about right. My property manager does an annual renewal inspection for my tenant largely for these reasons. But the tenant has benefitted from the inspections as they have turned up normal wear and tear issues that I've paid for, which increased the tenant's comfort.

Study up on the PA landlord tenant statute. It sucks, but read it anyway.

Make sure the place is cleaned. Repair any damage that you caused. Photograph every inch of the place, which is what you should have done (if you didn't) when you moved in.

Make sure the inspection is in writing and you get a duplicate on the spot, even if you have to photograph it with your cell phone.

Hope for the best, plan for the worst.
