ITS POSSIBLE--but as a renter i think MOST people DO NOT try to rent beyond their means---things do happen financially,sometimes due to un suspected financial downfalls----i worked with such families and tend to have much compassion and protectiveness towards them cause there before the grace of God i could be in their situation!

Why do many LL get so many people calling them about renting to section 8 in area's where rentals are above the average rentals, why are so many people wanting to rent the more expensive rentals and asking to pay the sec. deposit in partial payments, etc....

I understand people can occur tragedies and unexpected issues, but the people I talk about are from the start trying to move in a property that they clearly can't afford and is above their means.

Just an opinion from years of managing rentals in Oakland CA

Renting can get you into a nicer neighborhood...

About half the people that rent from me in Oakland could afford to buy a home Oakland... the problem is they couldn't afford to buy a home in the neighborhood where they are renting...

One very hard working single parent actually sold her East Oakland home and rented in the Montclair Village area of Oakland solely so her children could attend Montclair Elementary School.

That is true, but some want to take an extra step up...and forget they really can't afford it and try it by negotiating sec. deposits to be lower or gone or to be divided and you probably know just like me that people who can't afford to pay one months rent as a sec. deposit, will later cause other fiancial issues....

I learned early on when someone starts by asking you to work with them... the work is all on my side

Worse is when everything checks out and the rental agreement is ready to be signed and the person only has half the deposit or presents a post-dated check...

If they don't have family, friends or even a church to help them... chances are they have burned a lot of bridges...

After reading a lot about other experiences my rental contracts are getting thicker and thicker....I wonder how many pages I have in 5 years..., but you do what you have to do to protect your self...and I always advise tenants to do their own checks about LL since on both sides there are the good, the bad and the ugly.

I truly miss the days of 1 page Rental Agreements and a 1 page Condition and Inventory Addendum...

Due to require Rent Control Disclosures, Lead Paint, Megan's Law, Asbestos, Rent Adjustment Board, etc... my Rental Agreement is now 24 pages
