Hi everyone,

I'm seeking information about the City Stadium area just south of Carytown in Richmond. I did a search, and I only saw one post about this area.

My husband and I are relocating from Lexington, KY to Richmond, VA, and since we are too busy to visit, we may have to sign a lease on a place sight-unseen.

We're really interested in living in a walkable area close to coffee shops and restaurants, etc., and we have a large dog. So--I've been looking for places in the Fan and Carytown.

A place just popped up in City Stadium, about a half-mile walk from Carytown. Can anybody here speak to this area's walkability / safety / livability?

walkability - medium decent. Depends where you are in neighborhood, walk to carytown will range from 5 mins to 15 minutes. Not as good as Fan/Museum/Byrd park, but not bad unless you are at south end of the neighborhood.

Safety - safe. Not an issue

Livability?? Don't know what that means

Thanks for the reply! Livability = I'm not good at words. haha! I just sort of wanted to know if it's a neighborly place. We spend a lot of time outdoors with our dog, and since we're relocating from another state, we'd like to get to know people.

The place we're currently scoping out is a block away from the highway that divides Carytown from the Stadium area. It looks like a road--Freeman Road--links the two and Carytown is a 0.5-mile walk.

My experience is that the closer you get to the highway, the slightly less safe/more shady it gets. I may be wrong about this street in particular, but generally, houses are cheaper there for a reason. Not sure if there is any reason for concern. The surrounding neighborhoods are pretty solid.

Is $1,295 for a 1,200 sqft place cheaper? Most Carytown/Fan places I've scoped out have been somewhere between $1,200 and $1,500 for a 2bd/1 bath.

Thanks for your response! It's tough trying to rent a place without seeing it first OR knowing the area.

You'll pay a substantial premium for a place that allows dogs. Say 100-150

That's pretty standard across the board, at least for the places I've lived.

You'd probably know better than I would at this point. I moved to Philly in 2014, so I'm not up on rents. I just know that the streets along the highway were a bit more questionable than the streets a few blocks in (depending on the hood).

You'd be amazed how much has changed in 2 year. Place is on fire, rate of change in RVA is off the charts. It's really exciting.

yeah. So the non dog price for that would be more like 1100, for equivalency's sake
