Ms. Understanding, we've recently moved from McLean to Short Pump and we're in the Short Pump MS/Deep Run HS cluster. The schools are great and, if your child was in the AAP program in FFX, the schools here would continue with the gifted education. There are so many transplants from NoVA, so the vibe in Short Pump is similar to Oakton's. The long time locals are a little reserved but it's the Southern way IMO. The people are not competitive at all, especially compared to the DC or NY areas. We're a very progressive family and Henrico is still a tad too conservative for us, but we were able to find mid-like people here. Our neighborhood is 99% white, with some Indian families, also expats from NoVA. Shopping is great, everything is close and convenient, and some areas are walkable. I go to DC a lot and take the train. You will be able to get a 4 bed 2.5 bath for around 550K in a very good neighborhood.

OP has a good budget, I'd also look at houses in the Douglas Freeman school district. Older/nicer suburbs than short pump, more comparable to Arlington/Mclean.
