We come from a state that has tons of open floor plans in the homes rather then compartmentalized rooms.

Are there neighborhoods or specific builders that have open floor plans?

Try Ryan, Tomac, or Lifestyle builders. I think a lot of the newer consturction is more open anyway. When we were looking at houses, a lot of what we saw in Charter Colony in Midlothian was open.

There are numerous condo project that offer the open floorplan. Truly open single family homes is rather rare in this area.

We are looking at Ryan homes...Specifically the Waverly model. I love that floor plan...open and yet enough separation to still feel traditional...

Not sure what areas you are looking in, but if you visit Fox Creek, check out the homes by Toll Brothers. Typically they offer open floor plans. We were looking for the same style as you and found it hard here as well. We also found some of the custom builders had done some open plans on a few resales also. Toll Brothers will have the floors plans on line.

I'd probably tell you to look at Ryan homes if neighborhoods are important. If you're looking for homes that are open like the ones in Tahoe, its not going to happen under $750k. There are a few around but they wont be in neighborhoods. To have it built is a supply issue here since the mills are not set up for that type of cutting.

I've heard that Ryan homes look beautiful but are poorly built. Have I heard correctly?

Are there builders in Richmond w/ an excellent reputation?
