Hi- We are visting the Roanoke/Smith Mountain Lake area in early July to explore it as a potential retirement location. Any advise or info on best areas to look at (or stay away from) & newer home communities/subdivisons in the upper $100,000 to lower $200,000 range homes. Info on property tax rates would help also. Or anything else you feel would be benefical to someone who has never been there. Thanks efeyone in advance.

You might have difficulty finding anything for under $200K within 10 minutes of the lake. Never say never though! Roanoke County will have some attractive brick ranches and such for under $200K, and Roanoke City will have some of the same, plus a wee more period houses like tudors and victorians. Do you want to retire in the city, in urban suburbs, or in the country? Do you want a 1/4 acre, 1 acre, or 5 or more acres? Open land or wooded? Flat or ridgeland views? This area offers alot of variety, but knowing a bit more about your own personal idyllic setting would help us make good suggestions.

Sean- We are looking for an area in the suburbs or country. Doesn't have to be near the lake or a big lot. Can be in a subdivision or just out in the country somewhere. We don't need a big house but want something new or fairly new. Since we have never been there I'm not ever sure what areas to look at . I browse the MLS listings daily. Thanks for your reply.

Is it important to be around young folks or, all else being equal, would you like to be around folks of a similar age such as yourself?

There is a spec home MLS listing in Bones Mill on 0.76 acres:

They don't include the subdivision name so I can't give any thoughts on setting, but generally most lots in Boones Mill are pretty beautiful (of course that's just my bias I suppose).

Gary,

If you like the idea of a lake you might want to check out Claytor lake. Just south of Roanoke. You would probably get a bigger bang for your buck.

Sean- Prefer millde aged & older neighborhood but not a necessary requirement. Thanks for the 2 listings - those are the type of homes we are looking at. Less $ we spend on a house the more we have left to enjoy life !!
