The area is very safe! 5th Street is seeing a lot of revitalization and new activity. Gish Flats is right across the street and down the block from my most favorite doughnut place (Mama Crockett's) and restaurant (Grey's) in Lynchburg. Plus the lovingly restored Academy Center of the Arts historic theater is only a stones throw away. They do all kinds of cool events there. I even went and saw the college basketball championship there for free! I have walked through that area at all times of day and night and never had an issue. I live downtown and will often walk up to Family Dollar just down the street from Gish Flats including at night and never had a dangerous or sketchy experience. I will warn that this is a busy street so there is quite a bit of traffic both pedestrian and vehicular. I can't speak about the apartment itself except that it is relatively new being built in 2016 and has a rooftop common area, free bikes for residents, and a gym. Good luck!

no problem! I guess for me the biggest issue in living in loft apartments downtown (I have lived in River Lofts and McGregor Lofts) is that the walls were not the greatest at insulating sound. So whenever a neighbor threw a party or got in an argument you could REALLY hear it. I lived downtown in rental loft apartments for six years before buying a condo downtown that was built with the best insulation, better soundproof walls and building materials, and more respectful neighbors that take a bit more care of property they own. The difference was like night and day. I can sleep peacefully every night now. Of course, River Lofts is an adaptive reuse of historic building and a bit older than Gish Flats which is a new build apartment, so the walls may be more soundproof at Gish Flats...
