Hi,

I currently live in San Diego but, I spent alot of time in Rochester in the mid 1980's, was dating someone there at the time and almost moved there in the fall of 1985, my lady and I used to shop at Midtown Plaza every year for Christmas, and I was saddened to see it's demise. But I read up on the ongoing saga and it seems almost like alot of taxpayer dollars were flushed down the drain for nothing. Is there any growing upset at how the Midtown situation has played out. Will any heads roll?

Eric

Buckingham Properties and Morgan Management are currently working on this:

The Tower at Midtown

They're both great, responsible local developers who have done this city a lot of good, so I'm optimistic.

Wow - I did not know about the Tower at Midtown. 182 apartments! I wonder if they'll be any good, or will they be the usual modern construction done on the cheap (i.e., tissue-thin walls)?

I am pleasantly surprised to see this as well. ut the lack of renderings is a bit of a concern.

LOL, 182 apartment buildings in a city that has nothing to offer in that immediate area. Yeah, that will be a huuuuuge success. Those things are probably going to be $3k+ a month to rent, and anyone in this area making that kind of money is going to want a nice house in a wealthy suburb, not some swanky apartment in a $hitty area.

Disagree that's a ****ty area. It's actually quite prime for downtown. I don't know how upscale the apartments will be, if at all. It could be a success if the apartments are nice and the rents are appropriate. The penthouse $3K, maybe. I doubt there's a market for 180 units @$1.5K a month, unless they're really swank.

Actually, the market for luxury lofts and apartments downtown is booming. The old factory buildings in the Cascade District and the St. Paul Quarter have been converted to gorgeous lofts going for upwards $1,000-3,000 a month.

I'm not as excited by the St. Paul Quarter. Yet. Cascade District, on the other hand, is choice.

The point is valid, though: who would pay $3K a month rent in Rochester? Must be short-timers. Otherwise, why not just buy?

The property taxes in New York are ridiculous. Plus, if you rent, then the landlord is the one responsible for stuff like repairs and services.
