I'd probably lean more towards Orangevalle myself, I know Tim Lewis and Cresleigh have new communities in that area.

If you've seen the Kavala area, and it is OK with you, seems like you've pretty much made up your mind.

To be totally honest, I don't think these types of discussion boards are useful for getting feedback about totally brand new neighborhoods. In older neighborhoods, the people on the board might have enough experience to give you background about specific neighborhoods, what is good and what is bad about them, but when it comes to brand new neighborhoods, there isn't much of a past history that you might have missed and to be completely frank, you have probably spent more time looking at these new neighborhoods than anyone else here.

The big thing that I would check out is what schools would your kids be attending, (would they be in the Folsom Cordova District or in the Elk Grove District) and ideally what specific school would they be attending. Sometimes in brand new neighborhoods, school construction hasn't kept up with demand, so even if you are assigned one specific school, you might get bussed to another schools because the local neighborhood school is over enrolled.

When it comes to the local schools, don't trust the realtors on it, but contact the school district and find out if it is good enough for you.

If you are looking for ways of comparing schools, you might look at the following.

The Los Angeles Times School Database. Gives good info for all schools in the state.

Schools are not ann issue for us as we have no children --- all grown.

Was just hoping to get some feedback from someone who lived in Kavala Ranch --- maybe a new post is in order.
