Kagicre,

I might have a 3bd/1ba property coming up in North Highlands. I'll ask the owner if leasing is a consideration.

on what planet do you live???? no seriously.....i've researched different cities for years and lived in a zillion cities in the past 10 years (all renting) and never/rarely came across a landload who pays utilites. it's even getting more common then not that apartment complexes are even having renters pay for water/sewer/trash!!!!! and new complexes are metering each unit for water!!! the only times i've found all utilities paid are in the big old homes that have been converted to rooms and so can't meter each individually so then the utilities are included with the rent. but nice try.....good luck to anyone who pays just one expense; but that being said you know the monthly rent will certainly include enough to cover the owners cost of utilities, and if you are a conservationist and don't waste power you may even be paying more then you would if the place was metered and you just paid what you actually used.

Other way around, at least here in Oregon. Some landlords pay for trash and water, you pay the rest of the utilities. Our landlord here at the coast pays the trash bill, we pay the rest. In an triplex our landlord paid trash and water/sewer bill. Here at the coast the water/sewer bill is quite high, the highest we ever had, $165.00 every two months. I hope it won't be that high in Sac.
