Anyone know why there are so few rental properties (houses) in these areas? Or am I not looking in the right places? Every time I look it's in the single digits, low single digits.

Anyone know a good person to contact or a good website on renting in these areas?

Well, it is pretty popular, might not be updated as often as it should be.

My backup recommendation is the national trulia site:

Sacramento Homes For Rent — Trulia.com

Because these are neighborhoods where families with money head to when they tire of living around people who rent.
