Not quite sure why you're commenting, since your post adds nothing to the conversation at hand . But I lived in the area for over 9 yrs, have friends in the area, owned homes for several decades and follow the real estate market rather closely. Which is something alot of the posters on here can't say and makes their advice rather limited (imho) .

Sacramento real estate prices are still mostly trending downwards and I believe that they will continue to do so this year into next. I personally don't advocate buying for 'most' folks right now unless you find some killer deal you just have to have.

But if the OP feels that he must buy a home right now, my advice still stands that LINCOLN would be his best bet both for 'bang for the buck' and also the commute to the Sacramento Int'l airport. If he only cares about 'funky' and 'character', then I'm sure there are many different areas around Sacramento that will meet those 2 requirements.

p.s.
I normally charge for that information. Consider this is a 'freebie' . He'll have to pay me if he wants me to find him the perfect 'funky' house in Sacatomato !

A little late but: that area is nice, some parts (closer to main and Washington) are a little funky. There is the church that feeds homeless right near there on Church - if that gets you bent out of shape.
On the other hand, my boss is the original owner of a house built in the late 80s on the other side of Porter (near Kaseberg), and it's a nice area too.

IMHO the only "bad" areas of Roseville are the "Theiles Manor" area and right by the train tracks off Church. The triangle made from Cirby, Riverside, and Vernon.

Your backroads to SMF question: when there is traffic, Baseline is much faster. Main st Roseville becomes Baseline after Foothills, then becomes Riego (I think at the county line). You take 99 south for 5 miles and your on 5 again. It's 3 miles shorter than 80 from downtown Roseville, and 55mph most the way.
Elverta or Elkhorn are other options, but there are more slow sections and more stop signs.
