You might try Loomis. Small Mayberry- type town with a nice high school. Lots of properties with acreage. Close to Roseville for decent shopping. Close to the American River. 1 1/2 hrs. from Tahoe. We love it.

Thank everyone, all great suggestions, planning a little northern CA tour to visit some towns, looks like we'll start east of Sacramento :-)

Although homes don't go for sale very often in these areas, you could look into one of the handful of small towns in the north Delta: Clarksburg, Courtland, Walnut Grove, to name a few. These are small river towns with lots of charm, not many amenities in town, but a relatively short drive to Sacramento or Elk Grove. Looking specifically in Yolo County there is Woodland, Winters, Davis, even some parts of West Sacramento you can find a good chunk of land with unique character. All these towns are on the smaller side, with Davis being the largest and having the most immediate amenities of those mentioned. However, all towns range in travel time of 5-30 minutes from the central downtown hub in Sacramento, with West Sacramento being the shortest commute, being right across the river.
