Overall it's a fine neighborhood. A good place for a starter home. The farther south you go the more likely you are to experience property crime but it's still a safe area. Across Stockton Blvd is incorporated Sac County however and that's a no-go. The Colonial Heights Library is nice. Not sure about Mark Twain Elementary. How the area became designated as a 'heights' is a good question.

Its hit or miss. The neighborhood is a transition neighborhood. The area closer to Stockton Blvd isn't that great, but it improves as you go closer to 58th Street. Its still possible to find hookers on that part of Stockton Blvd, but the area is improving. I wouldn't leave anything too valuable in any cars parked outside overnight and I would lock my doors at night.

Remember good and bad are relative and a lot depends on what your alternatives your budget will allow.

Good neighborhood for what? To buy a home in? Rent an apartment? Start a business?

What are you look for in a neighborhood? Colonial Heights is an older neighborhood built from the 20's-60's so you can benefit from mature trees lining the streets. You'll find smaller bungalows and ranch style homes there. If you're looking for 2000+ sq ft of living space it is not for you. Similar areas you may want to look into as well are Tahoe Park and Tallac Village.
