thanks in advance...

I have both slab on grade and conditioned raised floors to cover in flooring material in a rental. I want to know what people like.

options:
Masonry: granite slab floor, granite tile floor, marble tile floor, porcelain floor tile, porcelain faux-wood floor tile, epoxy coated concrete, stained concrete
wood: genuine hardwood, engineered wood
Other: vinyl wood plank, vinyl tile, vinyl sheet, carpet


All of these products can be had relatively cheaply, so initial cost is of little concern.

It depends on what kind of property it is and where the property is. Are we talking about a early 1900's Land Park bungalow or a brand new 4000sq-ft El Dorado Hills home?

If it's a rental look for the least expensive most durable flooring material. If it's a multi unit complex consider carpet to keep noise down between units. I think rents are determined more by size and location than by flooring material

As a former manager of a building in Santa Clara, I can say renter's love hardwood flooring. Or laminate.

I used to live in Davis and Sacto. What people want there are no different than the Bay Area - unless things have changed significantly since I lived there.

So, to get the highest rents possible, I'd go with laminate or wood flooring.

I'm planning to put the hardwood style tile in my rental next. Always something durable but match the cost of the rental. Low cost = laminate, higher cost = nicer.

That's what I hear people say, but I'm talking ideal here. I want to know what people enjoy ideally. Like, if "solid gold flooring" was an option [ie it was cheap...hahahah] then it would be on the list. I'm sure a lot of tenants would love solid gold floors just for the novelty, and others for the sanitary nature of gold. ya know?
but good to hear you're installing the wood style tile. Is this in a nicer area?
