What does a home inspection typically cost? Are there any recommended certifications they need? I have heard of the association of home inspectors or something like that.

I'm also trying to find a good home inspector, but I can't seem to find any reviews/recommendations?

There is no licensing to be a home inspector, but they do need to be a licensed General contractor. The three things I would look for is:

1. That they have their General Contractor's license
2. That they are a member of the California Real Estate Inspectors Association (CREIA)
3. That they are a member of the American Society of Home Inspectors (ASHI).

Pricing is usually dependant on the square footage of the home as well as things like whether you have a pool, spa and/or if they have to go into crawl spaces.

Home Inspectors DO NOT have to have a contractors license in CA.

according to CREIA here Real Estate Professionals - California Real Estate Inspection Association there are NO licensing requirements at all for home inpsectors.

I just used a great home inspector. His name is Ed Kroesing with Kroesing's Custom Home Inspections. He is very thorough and was really good about explaining everything and answering all my questions. Oh, and it cost $250 which was cheaper than the other places I looked into. His number is 916-870-5402.
