Buying a house in the area just east of 65th st and south of Elder Creek. Anyone have any idea the neighborhood quality? I drove through it day and night and weekend and it looks old but in decent shape. Crime tracker reports nothing much there but some bad areas south around Stockton and Florin...

overall it is a good neighborhood, but some streets are better than others. i'm a real estate agent and work down the street from that area. i took a buyer to a house last week specifically off of rancho adobe dr. really good house for the price. the street it was on was great. i personally would not buy on rancho adobe(traffic) but the many streets off of it are great/fine.

to generalize the area, i would not have a problem living there but there are better areas in south sac where prices are great and i would buy before that area. but it is definitely not bad to buy there.
