My family is considering relocating to the sacramento area later this year, and wanted input on some safe, family friendly neighborhoods, as we have 1 child who just started high school. Our budget is in the 200-300k range. I am not familiar with the sacramento area, and we're coming from the suburbs of kansas city area (overland park). Any input is greatly appreciated.

How big a house do you want? - does a commute matter?

Obviously you can get more/better area closer to 300K then 200K. But the most affordable would be Greenhaven or Carmichael in your price range.

If you don't mind the commute there is Lincoln.

The commute doesn't matter to me. In fact, I probably prefer being in the suburbs since that's what I'm used to. We are looking for a 3-4 bedroom home.

Then for your price I'd suggest Lincoln, there is elk grove and Natomas but both those areas are getting hit hard, and are dying a slow death.

I did notice that there are just unbelievable number of listings in Elk Grove, especially. Aside from the over development, are there other sticking points at fault? I didn't know why the homes in EG seems noticeably cheaper for their size and new-ness.

If you don't mind a commute, check out Lincoln..we are in the process of buying a home, should close next week. Lots of repos out there, what happened is Lincoln just grew too fast, when the housing bubble hit a year or so ago, a lot of folks got into trouble. Thus the repos.

There are several areas of Lincoln for you to check out, Foskett Ranch, Lincoln Crossing and Twelve Bridges. You will be able to find a nice newer home there..there are shops and restaurants, Home Depot, Lowes, Target, etc..grocery stores. For the BIG shopping there is Costco, Kohls, etc..in Roseville along with the big mall and tons of services..10 miles down the highway.

Our son lives in Lincoln, we previously lived in Newcastle so we do know the area pretty well..for that money, take a look at Lincoln..
