Can you please tell me what is approx Property tax and how it's calculated in Placier County (granite bay, Roseville, Rocklin), Sacramento county (Folsom) and El Dorado county (EDH).

To compare In Ontario it's calculated as follow: every year independent company gets assessment of your house market value , then city sets the index (for example in our city it's 1.017593%). Then municipality multiples this index by value of the house assesed. So, if our house assessed 400,000 , we pay a little bit more than 4,000 per year and it's include everything (schools, police, garbage pckup, parks and so on). Is it similar in Cali?

In CA we have it locked in at 1% of the purchase price, but it seems as thou mine is at 1.1%.
If you refinance the tax will increase to the new mortgage.
Ours includes schools, police, parks.
Garbage is expensive here and is included with the water and sewer bill.

Some towns/counties have voted in a "Mello Roo" tax, basically returning their tax load to pre prop 13 taxes. There they are much increased.

Mello-Roos taxes are generally for school districts; they are generally found in communities with better school systems.

mello-roos is unrelated to "better school systems." they apply to new neighborhoods with new schools. they have mello-roos in natomas, and those are not better schools.

I don't know how true this is, but a friend of mine living in Natomas Park said the mello-roos for Natomas don't go to the schools like most people believe. They go to general maintenance of the community like roads, sidewalks, and whatever else. She said that many people think it goes to schools, but few mellos actually go to the schools in any community. Don't know if this is correct or not, but she is very involved in her community and knows a lot about what is going on.

True, Mello-Roos taxes can be used for any number of things--schools are among the most common and what most people associate them with.

Voters can also vote for supplemental taxes, above and beyond the Prop 13 limits. In Davis we have supplemental taxes for our parks and library, which are not too expensive, and a much higher one for a new junior high that was built several years ago.

Mello-Roos is an extra tax that certain developments levy to pay off bonds for any infrastructure - it could be schools, roads, parks, sewers, whatever. It's more commonly found in newer developments. Mello Roos taxes are not limited by Prop 13, which is why many people avoid homes where they're assessed.

It's 1% of the purchase price plus any locally voted in taxes, which makes for the addition you pay.

I have 3 school bond issues, a fire department parcel tax and a solid waste fee added to my 1%.

You can look up the tax assessed on any house is Sacramento county here. Home. e-Map-It, County of Sacramento, California, USA (http://www.emap.saccounty.net/default.htm - broken link)

First search for the address and the click where it says link to ePropTax.

I have to correct one of the posts. Refinancing is not considered a change in ownership, and refinancing a property should not result in reassessment.
