As Summertime said, I worry about Keubler's growth, since I'm considering moving into that area but its not finalized as to whats going to happen with the development/re zoning afaik.

As for north/northeast... I'd avoid it as well. There are some good spots but you might have resale issues down the road. Lancaster Dr. is probably one of the accident causing kings (I had a bad one there 3 years ago). I have to laugh about the lancaster commons comments though. I knew some folks who lived there and in the area... its not horrible but eh...

On rural areas, I dunno for sure but you have lots of options. I've thought about Turner, Jefferson and Aumsville area or Stayton. Dallas/independence area on the west side might be good too. Personally I just dont think I'd want to deal with the travel time from Aumsville or Jefferson.
