Help, our house up in the Ogden area was built with an extremely low ceiling at the garage door entrance. Over the years, numerous hack have been tried to mitigate the myriad of problems. All of them eventually fail.

I've hit upon the idea of going with a bi-fold design. It can either be a forward opening, or an upward, vertical opening.

Does anyone have experience with, or can direct me to garage door installers that will have the know how to install something like this? I'd like to contact them to see if they will be willing to work with me on a design, and give me a bid.

I'm not there to get an exact measurement. I've enclosed an old picture of the outside of the door, so you can see that the door looks terrible, cutting off the glass panel. But, the inside is where the problem is. Because of the step down on to the deck above, the first 6 feet of the garage ceiling is lower than the rest of the garage. The track is so low that there is only an inch or two clearance from the top of the door. Many attempts to hack it over the years have proven temporary and by now, the track itself is being supported on to a beam that is compromised. So, no matter how you try to shore it up, it's only a matter of time that the track will loosen and drop down enough to impede (stop) the door from opening.

Rather than ripping up the ceiling, support beams and possibly the entire deck, I came up with the thought of either a vertical, or an outward opening bi-fold door that would utilize the drive and track mechanisms on the side of the opening.

Due to the low vertical height, I assume that a vertical bi-fold won't give enough clearance for vehicles, so the swing out bi-fold is probably the only viable option.

The "bi-fold" door you pictorialised, is it manual or can it be operated by remote control...?
Pain in the neck if completely manual, in rain or winter ...
Also in winter, you may have to do snow removal in front of the door before you can open!

I suggest you take a few pics, all of them very detailed as much as you can, and then talk to a rep of Martin Door.
They have specialised solutions made from standard parts, which could result in lower cost than an all custom door. Ask about the ones that has the motors on the side of the door and not the one that has the centrally located push pull drive shaft which needs clearance above the door!

Some suggestions for you.
1. Without knowing how much room you have to the sides, could you do anything with a sliding barn door?
2. Clopay has a "low headroom rear spring" configuration that only needs 4" overhead.
3. Talk to Pioneer Door in Ogden.

To close the loop, we decided on a custom size door. It was only slightly more expensive, but it solves the problem.

Sounds expensive


You either need a low garage door low headroom mounting kit

Or

Buy what’s called a side mount or jack shaft garage door opener.

Garage Door Utah in Ogden installed a custom size door and out in a low profile rail system. It pays to use an expert.
