If there are permits required, how bad is it gonna hurt. Also If I buy a prefabbed one from Lowe's will I need a permit to put it up my backyard?

It may depend on whether you have an existing slab or other. I believe we built a shop a bit larger on an existing slab and needed no permit. So long as no utilities are involved. Not sure on a pergola ... neighbor built a good sized one. I can't recall if he required permit.

If there's no electrical or plumbing, no permit required as long as it is under 200 sq ft. At 200 sq ft+ you need to have a permit. Your project is 168 sq ft.

I am thinking if he lives in an HOA that you might need to talk to them also.

First off TrapperL is incorrect on the square footage, its not 200sf the new law states that you will need a permit for anything over 120sf..

The new law went into affect March of 2012...

The city website has not be updated but you can look at the PDF files or you can call Rachel Young @ 207.0141.

Also you will need to get your HOA ACC approval as well...

SO let me get this straight. The city, through fiat, changes to a smaller size , even though no other building permit is required, so that (drum roll) a building permit is required. Is this place great or what? ALL in the thirst for more revenues so that more city employees are required to keep their eyes on the untrustworthy citizenry.

Who made this new law?

Looks like San Antonio has finally joined the other big scumbag cities and now everything requires a permit except painting. Just another way of milking th citizens outa money. Last time I was downtown to pick up a permit, it was a half day wait. Best of luck getting one now. Per the above linky:


When do I need a permit?
A permit will be required when any construction work is conducted. Electrical, plumbing and mechanical permitting should be acquired by the contractor. Permits are required for all sidewalk and driveway approach work.
What kind of permit do I need?
If you are building more than 100 sq ft or moving walls or doors, a building permit is required. Homeowners (owners) can obtain building permits and hire licensed contractors to perform the work. Homeowners can obtain a home repair permit, plumbing and mechanical permit to perform repairs or replace fixtures in a single family home. Electrical repairs must be performed by a licensed electrical contractor.

It also increases your home's taxable value. A permit enables the Assessment District to know what was added to the exterior without bothering to send a technician out to look at it. Gotta figure that was a factor.
