Current setback is 10'. At that setback my truck will still be exposed. Will need to build carport 8' into the setback.

Need licensed contractor that knows the ins-n-outs in ONLY getting a permit.

I will build the carport myself so that is why I only need help in getting a permit.

The carport will be a quality structure.

If you're building in the setback, you need a variance the zoning regulations, you get that from the Board of Adjustment. Its a quasi-judicial hearing. A contractor doesn't get you that, you need an attorney. Its fairly political, I highly recommend you get someone who practices regular in front of the BOA.

So where does the setback start? Is it from the inside of the sidewalk facing the home? And what is distance of setback? Live in 78245 zip code.

The setback line is taken from the property line. A sidewalk is not always at the edge of the property line. Normally, when you purchase a property, a survey is done, and markers are placed at the corners.


In San Antonio, I believe the front property line setback is typically 10', but many developments have covenants that are more restrictive than city codes, and the setback for your property could be greater than that. The City does not enforce these covenants, though. That would usually be the developer, if that developer is still active in the subdivision, or an HOA, if you have one. If no HOA, and the developer has closed out the subdivision and no longer has an interest in it, then it would probably be up to individual property owners to take civil action against you, should you violate those covenants or deed restrictions.


If you want to build closer to the setback line, you would have to request a variance from the City. Your neighbors within 200' of your property boundaries (front, sides, and back) will be notified of your intended action, and will be given the opportunity to express their approval or disapproval.
