Hello! We might be moving to the area and I am looking at 3 neighborhoods. Johnson Ranch in Bulverde, Esperanza in Boerne and Ventana near Spring Branch. Can anyone provide insight to those neighborhoods? Thanks!!

Where will you be commuting? Boerne is a good distance from Bulverde/Spring Branch.

Yes, I searched the forum thanks. Nothing on those specific neighborhoods.



Commuting to just west of the airport off San Pedro Ave. for work.

281 Bulverde commute to and from work will be easy in about 6 years when the construction is done.

Boerne would be a bit more of a challenge - you'll be transitioning 3 major traffic areas. Personally, I'd not do it.

I'd look due north, either side of 281.

He could always take 46 to 281, it would be more miles wise, but may be less traffic

You haven't driven 46 lately......lol It's bad, and getting worse. They're building up and down 46, so congestion is growing daily. In 5 years, it's going to be even worse, IMO.

We are used to about a 45 min commute now so around that would be ok. Would that be the average commute for those areas?
