I'm trying to figure out which areas to avoid when I go to see condos for sale... There're some around Fig Street and near a big shopping center (close 15 parkway)--is it a bad area with high crime? I understand that the area way north, at the end of the city, is much better, is it true?

In general, which particular places have gangs and unsafe in Escondido.

Escondido and Vista have a rep for gang problems right now. San Marcos is a better choice.

My budget is at the lowest end... 90K or so, it's possible to get a condo for this in North SD county. But yes, I'm considering Temecula valley as an alternative, since I did hear about gangs in Escondido. Oceanside seemed really nice when I visited, though..

We just checked out Carlsbad over the weekend and it was really nice - reminds me of Santa Monica. It seemed pricey $2,400+ for rent of 3BD or more but was all around great.

Well, I live in Central San Diego, so all of those areas you mention are a lot less trashy than my diggs.

That being said, I have been to Temecula quite a few times and was not highly impressed, lots of Baby Momma pushing strollers and the low slung, baggy pants, sideways ballcap crew.

Oceanside is pretty and close to the water, I have read a lot about it being a suprising hotspots for Gangbangers, but then again you just have to know what parts to avoid, not my cup of tea.

If I could afford it, I would pick and area like Fallbrook or Valley center.

Holy gross generalizations Batman! There are nice and less nice areas in all of those cities. It might help for you to do a search on here for the individual cities to get more details. I personally live in Shadowridge, Vista and it is a lovely community.
I also think that it's better to live in these areas than Temecula because they are closer to San Diego which offers more things to do including cultural events, beaches etc. Depending on when/where you work, you could be asking for a long commute in and out of Temecula. The climate is different also. Vista, Oceanside and San Marcos all have mild climates with a cool ocean breeze at times. It can get stifling in Temecula in the summertime. Still, you have to weigh the pros and cons and pick what's best for you. If you worked at home, don't mind hot weather and don't need a nightlife, Temecula might be a great answer for you.

What kind of income would a family of 4 need to have to live comfortably in north SD county areas like Vista, Escondido, San Marcos areas? Currently in Ohio but want to re-locate.

Yes, it is a generalization but that is that is what I have heard from a few people who live in those areas or have lived in those areas. How else is one supposed to determine it best except by listening to the stories of others who live there?
