I am probably annoying everyone with my nonstop posts...but I need desperate help! I am going to be teaching in Solana Beach/Del Mar area soon. Okay, we like suburbia and safety. How would you describe Rancho P? Thanks!

PQ as it is called is a nice place to live. It is up in the hills and does have a very secluded type feel. As it is with San Diego home prices are crazy, but I think there are some good apartment type homes. It is an area heavily populated by Filipinos so expect to see alot of lowered Honda's and older Mercedes Benz but for the most part it is a family oriented area. It is centrally located about 20 north of downtown San Diego. Close to Carmel mountain so shopping is abundant. Traffic however is a pain, but there are side streets you can explore.

I would describe it the way the last person did....a decent place, but less desirable than RB or Poway, etc. There's some decent place to live, but really there's a lot of run-down neighborhoods, seemingly that there is no HOA....this usually equals broken down trucks in the front lawn.

Instead of asking about every area in Central San Diego, really, the price will dictate the "niceness" of an area, and the closer to the water, the higher the price (for that reason only). Good luck exploring everywhere!

The upsides are good schools, as it's in the Poway district, and even though there are some not-so-nice neighborhoods, there are also good parts of PQ, and some real upscale areas being developed right next to the PQ border (Santaluz, Del Sur, etc...), as well as established nice places, like Poway, RB, Carmel Valley, 4S, and getting towards Eastern RSF to the far north/northwest.

The main question is are you looking to buy or rent? Rancho Penasquitos is actually a nice place to live in general. It is part of the poway school district. You can also live in UTC if you are planning to commute. I currently live there and find it very nice in general if you don't mind the students. Lots of places in PQ are family oriented.

Rancho P is not going to happen for us. The places we could afford to buy were not great....I would rather commute farther and live in a better home. So, thanks for the posts! The search will unfortunately have to continue!
