We are now onto rental offer #3 which has just fallen through!!

We are looking for a 5 bed (or a spacious 4 bed with an appropriate setup for our live-in nanny), with a swimming pool, in Encinitas, Rancho Santa Fe, Olivenhain, Solana Beach, Cardiff or Del Mar. We are looking in up to the $6500 range.

Does anyone know how to find a great house? I'm now desperate as the kids start school in September!!

Are you relocating here for a short term? why rent a large single family, instead of buying it? Stick closer to the beach if you want upscale single family rentals, Encinitas, Del Mar, Carlsbad. As you go inland, fewer rentals and more stable long term homeowner areas. Also try Trulia, they have rentals through agencies vs Craigslist, usually battle scarred.

I think for high end rentals of the type you seek, you would need the assistance of an agent. Craigslist, classified adds, free rental weeklies cater to the mass market. You are not the mass market.

I agree with the advice to probably try to work with an agent that specializes in high end rentals.

Also, you will probably need to be a bit flexible with the pool part of your search. One thing I learned is it's almost impossible to find all 10 out of the top 10 things you're looking for in any piece of real estate.

The higher end home rental market is very hot in San Diego. That was one of the big reasons that drove me to buy vs. rent. I figured real estate prices might fall a bit more but I didn't want to be in a situation where I had to rent something we really didn't like with 2 young kids.

You might also look into a short-term furnished rental until you find the right property for you. That will give you some flexibility until you find a long-term solution (either long-term rental or purchase).

But I know this is a tough time of year when demand is very strong on vacation rentals and also on high end home rentals I was surprised just how few there are with the criteria that you mentioned.

Don't bother with Craigslist when it comes to high end rentals in those areas mentioned.
Get an agent!
