Looking to move closer to family located in El Cajon. Looking for a nice townhouse complex (around $250-300k) within about 15-20 minutes driving time of El Cajon. A view of a water feature (ocean, lake, lagoon, whatever) preferable but not a deal killer. We're retired so commutes and schools are of no interest. Many thanks for any advice.

I'm also surprised you haven't seen any responses. I don't know much (actually - anything) about the townhome market . . .but I live very near El Cajon and it's pretty central with good freeway access to all the cardinal points. . . meaning 20 minutes (in the off-peak, since you aren't a working stiff and have a choice!) puts you in a 20-mile radius - that's huge and includes downtown and Mission Bay to the west, Eastlake in Chula Vista to the south, and Rancho Penasquitos to the north . . .all of which I believe have good townhome stock . . . though hopefully others will chime in on those 3 areas . . .

Yeah, take your pick. 20 mins drive in San Diego covers a lot of ground when traffic is not something you have to contend with.

sschibuola really has good choices for you, but really, if you havent, you should come out here first. Every neighborhood and city can vary in feel and distinct character about them.

We have your budget, but what else are you looking for? suburban, urban, coastal? There are spots in El Cajon on the hill tops that have views of the ocean. Or in Spring valley there are streets that have views of Sweetwater reservoir.

Excellent - thanks! I've visited SD a number of times over past few years but not with a view to moving there - that idea just recently took off. In part because I did find it pretty easy to get around in the SD area. We'll be taking a couple of weeks in February to check things out with an eye to living there.

Probably not downtown/urban. Coastal would probably be best but we can be talked into more mountainous areas. When we come down there next Feb we will definitely be looking around and will develop a feel for certain areas, and then probably be back here looking for more specific feedback. We already have a RE agent to assist, but wanted to get some wider (and potentially less biased) feedback on how things are, like how pretty much everywhere is within 20 minutes or so. That opens things up a lot - very helpful.

Also if anyone knows of any particularly well-run townhouse complexes - that counts for a lot and apparently is not necessarily the norm.

El Cajon and Coastal are mutually exclusive. *lol* El Cajon is inland so there are no coastal views unless you spend a couple of million to purchase a house at the top, west side of Mt Helix. If you go up to Mt Helix you can see the ocean off in the distance.

El Cajon is very firmly on the ground, in a bowl-like valley. Your views will be of the surrounding hills/mountains.

La Mesa is another option since it has Lake Murray. There's what appears to be a group of town-homes or apartments right on Lake Murray, plus lots of other housing on the hills surrounding it, so you'll have views of the lake and the walking trail that goes around.

Other than that- there's really not a lot of water in East County.

If mountainous is OK with you, why not explore Alpine? or maybe you can find a single family in your range in Crest.
