^^ With almost 50% Hispanic rate in Esco, he could also mean less Mexys, but that is just an assumption.

OP, considering this post and your other post, it sounds like you should look elsewhere since it sounds like zip code prestige is really important to you which is typical of Dallas, Texas transplants.
Uh wrong. At least in the condescending way you probably meant it. We don't live in Highland Park Dallas now. Or even Plano/Frisco which I've lived before. We live in Keller, TX. A warm suburb not particularly known for $. But I AM a realist. And what are the 3 rules of real estate? Location, Location, Location. Don't act like you don't know this. Only fool invests in real estate and doesn't consider development, crime, schools and yes PERCEPTION.

I know what it sounds like you mean, but I'll give you a chance to explain it. Maybe I'm wrong.
It means a better demographic. It is a complete sentence, and a complete thought. No explanation necessary.

I have to disagree with you!
I realist with a million dollars to spend, doesn't post a thread on internet message board and expect straight answers from strangers.
Location, Location, Location would be Del Mar, La Jolla, Solana Beach, Cardiff not Escondido.

Some good comments on this thread. I saw that you lived in Keller. I used to live in Dallas many years ago so I know it well.

Some of the other posters asked good questions. Where will you work? Do you have to commute a long way? Also, is there any specific reason for needing such a big yard? Out in Keller land is cheap but out here I can't see too many reasons to own a bit 1-2 acre spread here. Especially with the restrictions on water.

Parts of Escondido are nice and parts not so nice. Many of the housekeepers or cleaning ladies we use are all living in Escondido. Is there any reason you want to live out there? Is it simply because you can own a bigger lot?

Personally I don't like huge lots. We finally made the switch to artificial turf this year with the restrictions on watering. Best decision I ever made. The new stuff looks great.

With a kid on the way I was curious how you chose Escondido out of all the various neighborhoods. It sounds like you have a decent budget for a house (but not if you are wanting a huge yard).

Everybody on this forum talked over, under & around me regarding the Escondido area. Adjacent to Escondido is Valley Center, which provides large houses , large lots, large views, large hills, decent schools, AND a good zip code. There ya go!

TurquoiseOne,

I don't think people are trying to talk over you about the area. I think some just want to understand his selection and thought process a bit.

Funny you mention Valley Center. I had never been out there before this weekend, but I just went to a party by one of my friends that lived out there. He lived in a development within Woods Valley Golf Club. His house was around the course. It was very nice. He had a great view of the mountains surrounding him (except for one house where it looked like a junk yard).

I'm not sure what the schools are like in that area. His lot was quite big. But it was a LONG haul from San Diego. I can't imagine making that commute daily.

But you're spot on target that looked like a nice area. In fact, another friend at the party lived within Woods Valley Club as well. It's beautiful (but hot) out there.

^^Even nicer before the golf course development. Go around Lilac Valley or Lilac. Valley Center had its own school district, a really good one, now unified with Pauma but still good. And yes it's hot...definitely need a/c & no longer feasible for avo crops. But it's a good place for kids.

If you're going to live in Valley Center, why live in California at all? Pay the greatly increased home prices, a 13+% income tax, highest gas taxes, highest sales taxes, and all the rest, in exchange for living in a very hot place whose conditions can be found anywhere in the United States for a third of the price and few, or none, of the increased taxes.
