Hi all,

Thinking about moving/buying in downtown san diego. I've always lived in walkable areas of big cities (NYC, LA, Miami) and walkability is very important to me, but wondering what peoples' thoughts are in the post covid world? Has there been a significant exodus? Have homeless invaded the whole place? Is buying a condo right now completely insane? All thoughts welcome!

If prices drop low enough it may be a good time. The city will rebound. We are not Portland.

"Walkability" is a relative term and we really don't have anything like that in San Diego. San Diego is still pretty car centric. If I didn't have a car I'd rather live in an area like PB, Clairemont or Serra Mesa near a mall with access to groceries and fewer homeless.

Thanks for the replies. Are people "fleeing" the city now? Agree i couldn't find much that is walkable other than downtown areas. I will have a car, but i like being able to walk to most of my basic needs and entertainment/nightlife (when that becomes a thing again)

My advice, pick an address downtown and google grocery stores near me. You'll probably be disappointed. There are plenty of bars though. I guess it depends on how far you are willing to walk.

Buying a condo, downtown right now, might be considered insane. From a "dollars" standpoint, anyway.

Now, if you are "between" houses, then that's a horse of a different color. (Not sure I'm allowed to say that.)

I was in "Little Italy" recently, there are homeless vagrants around. A larger thing to avoid is the excrement they leave behind. It is plentiful...

It’s a tourist trap. Bars, bars and bars. Overpriced restaurants. Transient population. Lots of short term rentals in those condo complexes. Party time all night. But if that’s your lifestyle go for it.

I started a thread called "Is downtown SD what I think it is?" or some such. Some good insights and feedback there. Seems like there is some granularity worth exploring. In other words, there seems to be enough differences between parts of downtown that you can't respond with a broad brush. I've been watching listings/sales for quite a few months now. Some properties are languishing, but enough are selling that I'd say "insanity" might be a bit of an exaggeration.

Like you, I'm drawn to a walkable lifestyle. Hoping to get to SD in the first half of next year to explore some of the neighborhoods that I've learned about here. I like the tip about picking an address and searching for nearby grocery stores.

Yep I was just reading your thread Eauboy. I am like you in a way-- lived in manhattan, LA, miami. I like walkability, I like condo living, and I might as well be deaf when it comes to noise concerns. However, I always like to think about any real estate I buy from an investment perspective so realize it's not always up to me, or that my view may not be the norm for the area.

I've been to downtown several times, as I have family that lives in Little Italy, and I'm personally a big fan--even vs LA there is nothing that walkable that isn't completely disgusting (like downtown LA) but I haven't been to SD post covid (thinking of going this weekend), and I'm not sure about the valuations.
