I've a friend who wants to move to SD, mostly because of work

He's only been once, about 10 years ago but according to him he can't remember much about it due to a misspent youth

Has two young kids

Looking for an area where there is good access to cycle paths, running track/club for his son

Good schools

Good swimming club for his son

Home price around $1m

Obviously hoping for an area where he can actually get home insurance

Safe, clean......all the usual stuff

My knowledge on these specifics is limited, but maybe the Eastlake area in Chula Vista fits the bill.

I hope others can offer more than this.

Probably all depends on if he has to go into the office. SD County is huge. I'd say Clairemont checks all your boxes but it is mostly public schools so you get what you get. Great running clubs and world class cycling. Even the canyons have good offroad trails.

Thanks. He has to go in twice a week lucky ######. So it doesn’t have to be too close to the actual city. More interest is schools swimming and athletics

Public schools ok?

I can think of a place, but you'll have to tell ur friend to double/triple their budget.

Depending on where your friend will be commuting to work, there are very doable homes in the North San Diego County area.......Carlsbad (most like will need to be a townhome), highly rated schools & Alga Norte Community Center-Swim Club , Oceanside - Rancho Del Oro Community, Vista (Shadowridge community) ......there are definitely options in the price point you mentioned.

Also look into Scripps Ranch. Fantastic schools, very well known but hard to get into swim club, and you might get an older fixer for just over a million, or a nice townhome.

Scripps Ranch, Tierrasanta, San Carlos, Allied Gardens, Rancho Bernardo, Eastlake Chula Vista, eastern parts of Carlsbad / Oceanside / San Marcos/ Vista, maybe ok but it's a very congested and somewhat variable area and pricey for the nicer spots. Budget will be tight but doable, older areas have smaller homes typically less expensive.

Why not just give your "friend" all of the replies you received on the San Diego forum when you have asked these exact questions multiple times for yourself for the last five years? Or perhaps you can suggest your "friend" sign up for their own account if they have the same questions as you. I would think that since you have said you've bought multiple houses in North County over the last five years, and have the exact same needs as your "friend" you would be able to advise them better than strangers on the internet.
