Hey all,
My wife and I are seriously considering a move to SD. My company has an office in Rancho Bernardo, but I'd be working from home 2-3 days a week. My wife currently works from home too. We have some friends out there too, so the transition will be easier. Question is where to go.

We currently rent in one of the best communities in Bergen County, NJ. We rent b/c the homes and taxes are absurd, but the community offers so much. The housing crunch hasn't hit so hard here. Now we're looking to buy. Our concerns are safety, access to shopping/activities, getting the most for our $$ in this market.

RB, Carmel Valley, Scripps have all been recommended. We're probably going to go condo to get our feet wet and upgrade later. We don't have kids right now, but that may change in the next 2 years. Commute isn't a great concern right now, but I've done the NYC commute for some time so I'm used to driving 1.5-2 hours to get 10 miles, or an hour by train.

I see there are nice, affordable condos in Carmel Valley which seems to be a beautiful community. We're looking for a 2BD in the 250-350k area, and when you do a search in SD for with those numbers, there are too many results.

Which communities would you all reccomend based on our criteria? Any input is much appreciated. And if I can return the favor, let me know.

Tell me where in Bergen County you are, and I'll try to suggest a comparable neighborhood. We just moved to San Diego from NJ in October, so I'm sure I can be of some help. I can tell you this much, you won't miss the winters!

Don't forget Carmel Mountain Ranch which is a couple of miles north of Scripps Ranch and directly south of Rancho Bernardo.

The areas you mentioned are all tract homes, just to let you know. They are all pretty safe and have pretty good schools. I would rate for safety: Scripps Ranch>Carmel Mountain Ranch>Carmel Valley>Rancho Bernardo based on city crime data recently, but forgot the website. As for school, Carmel Valley>Scripps Ranch>Carmel Mountain Ranch>Rancho Bernardo. As for centrally located, Carmel Valley and is the most expensive. I also think Carmel Valley is the nicest, however, if you don't like the marine layer, then it may not be the place for you.

We're in Ridgewood. And the winters will definitely not be missed!

One thought is to first rent for 3 - 6 months. Property values are still declining in San Diego, so there is no rush. That way, you will have time to explore the different neighborhoods, and learn about all aspects of life in San Diego before you commit to a purchase.

Renting will also give you a place to live in San Diego while you are shopping for a place to buy, so you can take your time with your condo search.

You will definitely love San Diego!
