Where would you look for a house if you were working in Rancho Bernardo? Would like good schools and access to parks, trails, etc. Prefer under 20-25 minute commute.

There are great options right by you. Rancho Bernardo. Poway. 4S. Rancho Sante Fe, Carmel Valley. A little pricey but you'd have great schools and you'd have a low commute time.

Further South Scripps Ranch. Given what you want and where you work- I wouldn't go South of Scripps Ranch.

Ocean towns- Del Mar, Encinitas, Solana Beach.

Thank you. We would be buying. Not sure of our price range, but probably an upper-middle class neighborhood.

4S Ranch is a newer housing development near most Rancho Bernardo employers.

Here's an example 4S Ranch home:

A home like this would have sold for over $1M in 2005.

OK, so a follow-up question is: Are all the above mentioned areas new, mega-development type places where all the houses look pretty much the same?

It varies. When I lived in my last Poway home it was a custom house on a private road with 8 other custom homes. All of these communities have variety.

Rancho Bernardo is the Poway School district, one of the best districts in Socal.

If you want more rural, go into Poway. Same schools. If you want a little younger/cosmopolitan feel, then Carmel Mtn is the ticket. Same schools.

This is an excellent area, so I'm not sure it makes much sense to commute unless you want to be closer to the water. Since RB is right off the 56, tops 12 mins to the water.
