@bayareaguy87 - Thanks for the detailed info. A lot of the cities you mentioned have come up a lot to me as well. i here great things about Pinole, Hercules, and Albany. Like you mentioned im going to have to come out for a visit and drive around to actually see the area. Thanks again!

Anywhere near a Marina is generally nice, even the Richmond Marina area. Keep in mind though, being in a high-quake area between two faults, the marinas are also the highest liquefaction-prone areas, many of them having been built on landfill.

It is too close to some not so great neighborhoods, so spillover crime can be a problem. A high ranking MS-13 gang member was arrested near or in the Richmond Annex neighborhood not too long ago. If your looking in the annex, you need to look at the neighborhood east of interstate 80 closer to El Cerrito.

While the bolded is true, I'd extend that to pretty much anything east of 23rd Street and above Barrett. I would not live on 23rd or Barrett themselves but the North and East neighborhood is decent.

Yes, the neighborhood north of Barrett and east of 37th all the way to the 80 freeway is nice and middle class. People care about their homes.

And your right, 23rd to 37th is still decent as well.

Heck I wouldnt feel uncomfortable extending that to anywhere north of MacDonald and East of 23rd.

Richmond gets such a bad rap, but the place is far more pleasant in real life.
