Hi all,

I found a place in the city and everything is almost squared away, but the homeowners charge a non-refundable move-in fee of $200. Is that legal? There's also a $500 refundable move-in deposit after they ensure we don't damage anything.
We will be renting a unit in a building.

Any info you have on this is very helpful!

A quick google search seems to suggest that these are illegal in California.

This is most likely illegal. Security deposits are required to be given back if no damage is done beyond reasonable "wear and tear".
To get around this, landlords try to assess "non-refundable cleaning fee" or "non-refundable move-in fee".
I've never heard of someone trying to charge an additional fee on top of the security deposit, but I'd bet they're just trying to get extra money out of renters.

Not sure what the answer is, but as a landlord I can see where one might charge a cleaning fee as a regular thing. I have had some tenants say they will leave it spotless when they leave, but it is no way clean enough where the next tenant feels like it is a clean place to move into. having a pro cleaning service makes it consistant as far as cleanliness.

This is actually the HOA charging people to move in and move out. They also want the elevators to have bumpers installed and the floors lined with something to protect them.

It sounds totally illegal to me, but I'd contact these guys just to be sure.
