Doesn't tell us much. The same used to be said about Compton, but that's been pretty well debunked. Tenderloin, HP/BV, south Oakland, parts of Hayward have at least as many issues as EPA.

False. That award goes to North Richmond hands down with Hunters Point as a close second.

As far as being the most miserable place to live in the Bay Area with the least amount of redeeming qualities though, yeah EPA could definitely make the case. Then again, HP's cancer and disease rate just might tip the scale in its favor.

In EPA you have a total slum with little amounts of amenities and the most violent crime rate in the US less than 20 years ago. The history has left a big scar. But your right the health risks of HP make it a close contender for the title.

While I agree with you that EPA serves little more purpose than housing the majority of the peninsula's working and domestic class population, it's not quite the worst in the Bay. Crime-wise, I'd take EPA over North Richmond and HP in a heartbeat. Socially, I'd take EPA over Marin City in a heartbeat... if people think being black in the South Bay and the Peninsula is tough, try Marin County. Amenity-wise, at least EPA has a mall and one or two sparse commercial strips... that's more than HP or North Richmond has.

As far as what EPA is worse than though, I'd definitely take any hood in Oakland over EPA... even if the crime is worse, in the other two categories it's better by default and in other categories it makes EPA look like the slum suburb it is. Have you ever tried getting around EPA on SamTrans on the weekend? If you haven't, pat yourself on the back. That's an experience I never want to repeat again. If you don't have a car or a bike, you're all but stuck in EPA... DT Palo Alto is way too far down University to casually walk there and back and chances are you can't afford eating/shopping/hanging over there anyway. In Oakland you have options... there is no EPA equivalent of the Fruitvale & International corridor or the Eastlake District or really any of the working class business districts in Oakland... the last one (Whiskey Gulch) was torn down to build a ****ing 4 Seasons.

Still, there are worse places in the Bay than EPA, albeit not that many of them.
