Can anyone tell me what the neighborhoods are like between Hwy 4 and 242, stretching from Olivera over towards Richard Ave. ? next to the airport...

Is this a safe area, okay for kids? Very affordable housing, not so great elementary schools, but hope for economy to bounce back in a few years kind of investment??

No place in the bay area is suitable for raising children.

Not so great middle or high schools either. I try not to tell folks to judge based on API scores, but when you have API's in the 500's, that's a red flag. Furthermore, if you're looking for an investment, it's a bad idea to be too close to a freeway or an airport. Anything in that area would be uncomfortably close to both. Actually, it's not a good idea to buy a single family house for investment, period..

The area is cheap but of course it is cheap for a reason. It is not good, but not terrible either. I'd check out any crime stats you can find for that area. If I had to guess, I would say it is worse than suburban average but better than Oakland, Richmond or even Antioch. If you are commuting to SF or Oakland, it does have a BART station nearby. Keep in mind though about airport noise/pollution as well as the refinery in Martinez that is not too far from there (north/northwest of that area). They do have plans to develop the area around the Naval Weapons Station so that may help or hurt the area depending how the development goes. The Naval Weapons Station is east/northeast of the area you are talking about.

wow, whomever said no where in the bay is suitable for raising children... you apparently have never lived anywhere else. There are much worse places to be in the world...

Thanks for the advice. We have been approved for a loan, but would really like to stay around 200k which is actually possible right now! We have family in Phill/Tinez/lafayette so have been trying to stay closer, but Antioch even w/ its section 8 stuff seems fine too.. but just worried about the commute to lafayette.

It's hard to tell how bad Antioch really is, or if it's just getting more attention in the news papers. Which can surely sway many people's view. We are happy with a diverse community, and know the bigger towns get, there will be more crime... but would like to stay happy for a few years! =)

We are at the bottom of prices I think right now.. so there isn't really anywhere to go but up in the bay area I would think.

Personally, I like Concord or Martinez over Antioch if you are commuting to Lafayette. Pleasant Hill would be even better but a bit more expensive (might be able to get a condo in the 200's though). Antioch isn't as bad as people say it is but that commute can get tiresome. You should do some "test" commutes to see how bad it really is and see if its something you can tolerate.

Well we have motorcycles, so that makes commuting a lot easier, and thinking about investing in a life like mannequin for the carpool lane? =) hehe

It's one of the more ghetto areas of Concord. Higher than average crime in the area, higher gang activity. They had to put in a satellite police station in shopping center at the corner of Solano and Broadmoor. We looked at houses in the area when the prices were much higher as it was one of the few affordable neighborhoods. Every one we looked at was a tear down. Between the bad housing stock and the police laughing when when we asked how the neighborhood was we ruled it out pretty quickly.
