How is the rental market these days? (San Jose: house, landlords)

There's a good chance I'll be relocating to silicon valley in the next month or so and I'll need to rent a home for my family. I've looked at zillow and craigslist and I see a lot of the same listings that aren't dropping off. has the rental market cooled at all? is there ever room for negotiating price with the landlord? is there anything else i need to be mindful of as i pursue relocating to the san jose area? thank you!

Nothing has changed for the rental market in the San Jose area, things might have gotten worse for the single detached house rental market.

You should be ready with all the rental paper works and submit them on the same day you finish visiting a place that you like. And no, i doubt if you can negotiate the price. When responding to a Craiglist ad, write a short email to introduce yourself & describe your situation. Landlords are inundated with responses, you will need to give an intelligent & polite reply to catch their attention. Good luck!
